Deal is a small, affluent beachfront borough in Monmouth County, between Long Branch and Asbury Park. It is known for large oceanfront estates, members-only beach clubs, and a quiet, private residential feel. Most of the shoreline is held by private homes and clubs, so there is little public beach and no boardwalk. Deal also has a large Orthodox Sephardic Jewish summer community, mostly Syrian families from Brooklyn, that shapes its character.
History The area began as English farmland in the colonial era and took its name from Deal in Kent, England. It stayed rural until the railroad opened the Jersey Shore in the late 1800s, when it incorporated as a borough. Wealthy New York families built summer estates here through the Gilded Age. Sephardic Jewish families from Brooklyn began buying homes in the second half of the twentieth century, and that community is now the town's defining summer presence.
What makes it unique What sets Deal apart is how deliberately closed it is. The oceanfront is a wall of private homes and beach clubs, so there is no public boardwalk or arcade strip like neighboring towns. Restrictions on short-term rentals keep the summer crowd to homeowners and their guests. The Syrian Sephardic community gives the town its own seasonal rhythm, with synagogues, kosher markets, and shops along Norwood Avenue.
